The Role that Insulation Plays in Your Home

Insulation plays a very important role in your home. Basically it provides a barrier between the internal temperature of your home and the external environments temperature. Insulation is placed in the attic and all external walls. Some may place insulation inside internal walls for sound barriers. Without good insulation in Houston, the summer heat melts right into your home, causing your air conditioning system to work overtime and your energy bills to rise. 


The US Department of Energy studies have shown that as much as 40% of a building total energy loss is due to air infiltration. Traditional fiberglass insulation is stapled, or placed into the wall cavities and does not seal the studs and wall cavities from end to end, or top to bottom. Air infiltration can pass through these gaps, making it far less efficient than Spray foam insulation. 
Spray foam insulation adheres and forms to the walls floors to create a tight seal and insulating barrier that stops air leakage. SFI also offers the highest R-rating per inch than any other insulation materials. Making your home more comfortable and less expensive to heat in the winter and cool in the summer. 
Using Spray foam insulation has other advantages:

-it also significantly reduce moisture infiltration, which is a source of dangerous mold and mildew growth in your home. 
  • since spf is seamless and monolithic foam spray into the walls enhance overall building stability and reduces “rack and sheer” two to three timed compared to standard fiber glass insulation.

  • Used in combination with other materials, insulation helps provide fire protection in: firestop systems designed to provide an effective barriers against the spread of flame, smoke, gases and moisture
  • Spray form insulation offers your home the highest R-value for your home.

  • Its permanent and will not sag
  • Keep dust and pollen out 
  • Reduces capacity requirements, maintenance and wear of HVAC equipment.  
When deciding to remold or build using Spray Foam keep in mind there are different types of SPF insulation. So be sure to do your research and choose the best SPF for your homes location and common weather patters.

Homes in Oakhurst at Kingwood

Oakhurst at Kingwood is one development that I have had my eye on. Developed by Friendswood Development Company, it looks like they are starting on the last phase of the development. Right next to the Community is Porter ( its shocking the amount of Porter residents that don't know about this development and it right in there back yard).

A few of the builders in this community are Lennar, Frontier Custom Builders, Village Builders, Highland Homes, Brickland Homes, Jaeger Homes, Rueby Custom Homes, Coventry Homes, First Texas Homes, Gallery Custom Homes, Legend Homes, Triumph Homes.

Out of all the homes built I am not at all impressed by Lennars selections on homes. You've seen one you have seen them all. Some of there spec floor plans are just so plan and basic. If you have seen 2 are 3 you have seen them all. Not saying that Lennar doesn't have a few home that hit the mark but it more just fell flat. (Oh so plan) 

In one of the new sections of the community they have a gated area of patio homes. So far the featured builders are Lennar and Coventry Home. From the out side these homes are OK. But Coventry Home totally impressed me and my family. The floor plans were unique and elegant. Their attention to detail was remarkable, this is simply a home you don't what to leave. If you like to entertain and wow your friends the Coventry Spec Patio homes will capture everyones attention. ( Check out the link below to see the home, It also an open home).
 

Even thought Frontier seem to be phasing out of the community. (Trying to sell what they have a jumping ship) They have some of the most beautiful spec homes in the community for sale. Price Point: Just a bit to high for what they are offering. 
Why: There are things that a home owner can change, which is not such a big deal when the builder cheaps out on. For example Carpet, light fixtures, ect. First of all the floor plans are wonderful and if you just looking at the out ward appearance of the house you would be ready to buy. But if you pay attention to details behind the walls like the installation you'll see that they used the bare min. requirements. If I am spending over have a million on a home I am going to need more under the hood. 

But other than that there attention to detail on the outer layer of the home is beyond impressive and will cause any jaw to drop. The link below show one of Frontier's featured home in Oakhurst (its also a open home). 



Highland Homes are all around a good quietly of a home from the inside out. Worth the money.
